Yes. Hiring an attorney is customary when purchasing real estate in Costa Rica. Legal fees typically range between 1.25% and 1.5% of the sales price. When buying a property in Costa Rica, closing costs typically range from 3.5% to 4.5% of the purchase price. These costs generally include:

  • Property transfer tax – 1.5%
  • Legal fees – 1% to 1.5%
  • Registration and documentary stamps – 0.8% to 1%.

 In Costa Rica there are a few key taxes and fees property owners must be aware of.

Yes, each lot is fee simple title, meaning your ownership is officially registered with the National Registry of Costa Rica. This grants you the legal right to use, sell, and develop the land within established regulations.

Additionally, the CalaSol master plan includes a designated concession zone that ensures no construction will occur between the titled lots and the beachfront. This area remains green, protected, and preserved, safeguarding the natural beauty and ecological integrity of the coastline.

Once the transfer is completed, the buyer can immediately begin bringing their vision to life through the construction process.

Yes. A comprehensive construction manual will be provided to ensure that all homes comply with the established architectural and environmental standards, preserving the community’s natural beauty and cohesive aesthetic.

All details regarding building height, exterior finishes, construction density, coverage percentage, setbacks, and other design parameters will be supplied by the developer.

Each lot will be provided with water, electricity services and triple play at the property line. It will be the responsibility of each owner to make the necessary arrangements and payments for these services.

Subdividing lots is prohibited. This policy protects the integrity of CalaSol’s master plan, preserves long-term property values, and reinforces our environmental commitment to maintaining the natural harmony of the community.

Yes. Adjacent lots may be merged; however, only one single-family residence may be developed on the combined property.

Yes. CalaSol operates under a structured set of Declarations, Bylaws, and Covenants that outline community standards, architectural guidelines, and homeowner responsibilities. These documents are available upon execution of the Purchase and Sale Agreement.

An estimated HOA fee of $1,350 per month will cover:

  • Maintenance of roads, gardens, and all common areas

To ensure a consistent guest experience and protect community standards, all rentals must be managed through the CalaSol HOA management team or one of the approved companies appointed by the administration.

No, a 4×4 vehicle is not required to access CalaSol. While some surrounding areas may benefit from one, the community itself is designed for easy access with any standard vehicle. However, having a 4×4 can be convenient for exploring nearby beaches and mountain roads.
